Approx. 23 acres of excellent farm land with (2) two bedroom, two bath fully furnished homes with tractor and implements also included and ready to farm! Forty one year old next door neighbor has worked full time for us for nine years and is as talented as he is honest and is willing to stay on if desired! View of the magnificent Andes Mountains in Central-Southern Ņuble Region of Chile. The main home was constructed in late 2008 and has open concept floor plan for living, dining and kitchen, with a separate laundry room. It is equipped with DirecTV-Plus (DVR) with 65" Samsung OLED TV, ceiling fans in all rooms, and a solar panel system. Also included is an LG 55" Smart TV that monitors 8 color video cameras around the home and these can viewed remotely online. We prefer to sell furnished. Furnishings include king bed set in master and queen bed set in guest room, two refrigerators, one large chest type freezer, automatic washer/dryer and dining set which seats 10. There is a gas on-demand water heater for the kitchen, and a 30-gallon electric water heater for the two bathrooms. The kitchen has a 5-burner gas cooktop and an electric oven, with plenty of cabinet storage, and an island which includes a built-in wine rack. Home is located in a fenced in area and includes a huge vegetable garden area where we grow blackberries, asparagus, artichokes, currants, watermelons, squash, corn and numerous other vegetables. If you are interested in this property as an investment, it is perfectly shaped to be easily subdivided into about 10 to 15 separate parcels with each offering something different to suit buyers. This subdivision of course would increase the total property value significantly.

We built a "casita" (a cabin) in 2014 for guests in the "private orchard", which is a two-bedroom, two-bath house attached to a "quincho", or barbecue area. We prefer to sell it furnished, as well.
There are over 100 fruit trees in the "private orchard", including apples, plums, pears, apricots, oranges, tangerines, cherries, almonds, walnuts, olives, quince and grapes. They are all irrigated. There are two sources of water. One is a 55 meter deep well drilled in February 2009, with separate legal title to the water rights. Also is a surface reservoir that fills up with over 2 million liters of water during the July rainy season. The reservoir is for a backup water source for irrigation during the summer months, if needed, however, the deep well has been sufficient for all our watering needs. The well provides crystal clear fresh water which provides water to the farm and the two homes from a tank installed near the house on a tower.
All farm equipment will be included, including a John Deer Model 5075E Tractor with 553 shovel/blade attachment and two riding lawn mowers.
This farm is an excellent opportunity for someone interested in living a more self-sufficient lifestyle. This area offers a healthy, clean air environment, free from pollution. Our place is by the highway between
Chillan and Coihueco, about 17 km from Chillan - only a 15 minute drive.
Chillan is an important city and center of agricultural activity and
has a shopping center, many banks, several large supermarket chains
including Jumbo, Lider, Unimarc, Santa Isabel, and Tottus.... Lider is the one bought out a few years ago by
Wal-Mart. It is about a one hour and 15 minute drive to the Pacific
ocean and the city of Concepcion--the second largest city in Chile, and
less than a one hour drive to the snow capped Termas de Chillan Ski
Resort and Hot Springs, also known as Nevado de Chillan. We have a
clear view of the snow capped mountains here all year long which are
about 36 miles away as the crow flies.
We are asking $1,200,000. USD which is about 973 million Chilean pesos. We feel our place is well worth the $1.2M or more. This area of Chile is growing rapidly.
