If you are interested in this property as an investment, it is perfectly shaped to be easily subdivided into about 10 to 15 separate parcels with each offering something different to suit buyers. This subdivision of course would increase the total property value significantly.
These two homes and property offer privacy, security, and is ideal for just plain good living or it can easily be made into an income producing property if you desire. The main home is very solidly constructed with steel reinforcement in all areas and is designed for security and earthquake resistance. Exterior surfaces are faced with hard natural slate stone from the Andes Mountains.
We built a "casita" for guests in the "private orchard", which is a two-bedroom, two-bath house attached to a "quincho", or barbecue area. We prefer to sell it furnished, as well. There are over 100 fruit trees in the "private orchard", including apples, plums, pears, apricots, oranges, tangerines, lemons, cherries, almonds, walnuts, olives, quince and grapes. They are all irrigated. There are two sources of water. One is a 55 meter deep well drilled in February 2009, with separate legal title to the water rights. Also is a surface reservoir that fills up with over 2 million liters of water during the July rainy season. The reservoir is for a backup water source for irrigation during the summer months, if needed, however, the deep well has been sufficient for all our watering needs. The well provides crystal clear fresh water which provides water to the farm and the two homes from a tank installed near the house on a tower.
All farm equipment will be included, including a John Deer Model 5075E Tractor with 553 shovel/blade attachment and two riding lawn mowers. This farm is an excellent opportunity for someone interested in living a more self-sufficient lifestyle. It is located about 17 kilometers from Chillan, which is about a 15-minute drive. Chillan is at the center of agricultural activity in the area with population over 160,000, a large shopping center in the downtown area, has many banks and three large supermarket chains: Jumbo, UniMarc and Lider (Wal-Mart owns it). The city of Concepcion is 1.5 hour drive west from Chillan and is on Pacific Ocean side of Chile, and has a major airport serviced by LATAM. The Andes Mountains are to the east of Chillan. It is about a 45 minute drive from the farm to the Chillan Ski Resort, also known as Nevados de Chillan, which mountain range can be seen from the back door of the farm.
This area offers a healthy, clean air environment, free from pollution. Our place is by the highway between Chillan and Coihueco, about 17 km from Chillan - only a 15 minute drive. Chillan is an important city and center of agricultural activity and has a shopping center, many banks, several large supermarket chains including Jumbo, Lider, Unimarc, Santa Isabel, and Tottus.... Lider is the one bought out recently by Wal-Mart. It is about a one hour and 15 minute drive to the Pacific ocean and the city of Concepcion--the second largest city in Chile, and less than a one hour drive to the snow capped Termas de Chillan Ski Resort and Hot Springs, also known as Nevado de Chillan. We have a clear view of the snow capped mountains here all year long which are about 36 miles away as the crow flies.
We have reduced the price from $450,000. to $425,000 USD which is about 279 million Chilean pesos. We feel our place is well worth the $450,000. that we were asking, or even more. However, we have other interests now and are eager to move on, so we've lowered the price significantly which presents a genuine value to some fortunate buyer.
